@Rodney Harris, it might help to attend some of the local REIAs. @Kim Tucker host the MAREI, in Overland Park once a month on Tues. It is truly a fantastic event with 100+ investors at each meeting. Also, there is a Winvestors meeting every Weds in KCMO. Go to either and meet a few people, find someone who is doing the niche you seek. Then ask how you can assist them. Make it a win/win for both parties. Do that and you will have a mentor sooner than later.

What type of mentor do you want?
Do you want to wholesale?
Do you want to rehab?
Do you want to buy and hold? Single Family? Multi Family? Apartments?
Do you want to get bank loans, use private money or maybe buy creatively?
There are mentors and gurus, but before you jump in and find a "Mentor" you need to know what it is that you want to do.
For example if one has good credit and a good income to qualify for a loan and then buy houses to renovate and then hold, you would want to work with someone who does that.
However if you are living off of your investing income and don't have a W-2 income to qualify for that loan you might want to do more deals with private lenders or partners, different mentor.
And I have a friend who built up over 100 rentals with a mix of buying subject to and using her IRA with a few bank loans mixed in, different mentor there.
Do some homework here in BP explore all the ways their are to invest and get an idea of what you want to do . . maybe spend a small amount (Under $100) on some training in that area to make sure it is for you. And once you have your starting niche and focus, then spend more time and money on training in that area.

I want to do buy and hold, specifically in the Kansas City area, I have specifically been studying multifamily investments. I will do bank loans and eventually move to joint venture deals for commercial projects. Do you have any references?
