Flip it or rent it! Nice neighborhood in South Dallas. Sold comps are well maintained and/or not updated with low days on the market. $53k should be more than enough to look much better than current comps. Come to think of it, you can get away with doing less to look like the sold comps but I wanted to make sure everything was covered. You can get away with much less for a rental. Rental comp right across the street from us on Medalist is smaller than us and renting for $1,550/month and is not updated. You should not have any trouble renting out for $1350-1500/month.
