Here's the question that I ask our sales guys all the time:  Who is your ideal customer?

Simple question, and because this isn't school, I'll give you the answers.

  • The investor who writes off a lot of income and won't qualify conventionally.  We don't verify income
  • The investor who has a ton of properties and can't qualify conventionally  We don't care how many properties you have (actually we like people that have lots of properties; this isn't their first rodeo)
  • The investor who doesn't have time or the inclination to explain where they got the money to do the renovations or where they got the money for the down payment.  We only source downpayment, no seasoning
  • The investor who just got done his rehab and wants to keep it instead of flipping it because the rental market is hot.  No seasoning on title.  We go off the appraised value from day one.
  • The new investor who doesn't have a track record or a record of self employment.  We'll work with you so you don't get burned.
