I believe you can get away with $25k for a rental and rent for $1200. If you were flip it, $33k should do it and at $104.34/sqft , which is much lower than the average, you should be able to sell quick. 1222 Clarice is a comp that we sold to my investor and he sold his for 143.5k and its 300sqft smaller than us.
