GENERAL DESCRIPTION OF POSITION The Property Maintenance Technician provides support and is accountable for delivering on our commitments to our customers (tenants). This position responds to our customer's service needs and is instrumental in helping DeRosa deliver superior customer service. DeRosa is looking for a take charge, proactive, and detail oriented person to join the team. Properties are located in Mercer County NJ (Trenton, Ewing, Hamilton) and Northeast Philadelphia. All sites are within a 30 minute drive from downtown Trenton. ESSENTIAL DUTIES AND RESPONSIBILITIES 1. Prepares apartments, which may include painting, carpet repairs, cleaning, general repairs, and any necessary duties to provide our residents with that quality move in experience. 2. Responds to resident requests in a timely manner and with a professional attitude. 3. Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, and painting. 4. Reports any maintenance concerns on vacant units, models, and common areas, to the Service Manager. 5. Performs maintenance and work orders as scheduled by the Service Manager. 6. Keeps track of open work orders that have been assigned to them and the hours spent performing completed work orders. 7. Attends and participates in training programs as required by DeRosa. 8. Performs duties as assigned, in a timely manner. 9. Delivers superior customer service and represents the company in a professional manner at all times. 10. Maintains and safeguards all company tools and equipment. 11. Performs any other related duties as required or assigned REQUIREMENTS - Must have a valid driver’s license and reliable transportation - Vehicle and tools that are appropriate for this line of work – pickup truck or van, ladder rack is a plus - Be available to assist in after-hours emergency situations REQUIRED EDUCATION, SKILLS AND EXPERIENCE - A high school education or equivalent is required - General knowledge of all aspects of maintenance repair and service - Strong commitment to goals and values - Good communicator and listener - Customer service oriented - Ability to drive for results and solve problems in the field - Strong attention to detail - Ability to take charge and be proactive in field APPLICANTS MUST HAVE PRIOR PROPERTY MAINTENANCE EXPERIENCE TO BE CONSIDERED.
