***Please note that Google Maps gets the location wrong by a few houses***
I just got the listing for this one but it won't hit MLS for at least a day, maybe two while the seller finds the keys.
This property has been a rental for a long time and I'm told is in serious disrepair. The town asked him to board it up so it wouldn't be an attractive nuisance.
Expect a gut rehab and a new septic.
It's direct pond front on beautiful Jacobs Pond, which in my estimation adds $50,000 to the value.
My guess is that the smart play is to add one bed and half or full bath with the rehab. Of course, zoning and conservation will have to approve your plans. That said, a good comp is 14 Duncan Dr (same neighborhood, but not waterfront and no water view) that was rehabbed (4/2, 1740 sq ft, 0.34 acre) and sold at $450,000.
I'll update this post with photos as soon as possible.
