Had two offers accepted near the same time. We are $20,000 short for a 1976 built duplex that generates $1075 a month (with tenants paying all utilities). Looking for private money in the amount of $20,000, but would take up to $35,000 to make it worth while for 6 months.  We have other obligation free properties but the bank wants 30 days minimum for appraisal process.  Duplex is located 40 minutes NW of Ames, Iowa.  It is for sale because the owners just got divorced.  Duplex is a $40,000 purchase price.
