I found myself a cash only deal that is located in Waco, TX. It's one of the fastest growing cities in TX and just hit 250,000K population this year. Not to mention, Amazon is building a warehouse here and Space X is starting a new facility right down the road. Home of Magnolia too!

Through a mail campaign, I found a gentlemen who is selling 120 Duplexes in Waco. To start I'm trying to purchase one of his smaller units: An 8plex located in Hewitt (The best school district in Waco). It has a NOI of $67,941 (Thats with operating expenses, Taxes, and Insurance Subtracted).
