Trying to' help my parents get in a better position.
My parents have paid off their trailer with land.
they have .4 acer, would like to fix current trailer to rent out (2 bd 2 bath $875/month)so they would be able to purchase a newer more comfortable one to live in. eventually moving out and renting both units to add to their retirement funds.
rent under $900 around here is impossible to find.
only reason for not building is because of lack of experience and upfront $$.
THICK SKIN 29 YEAR OLD WITH A LONG TERM GAME MENTALITY.
Not looking for a mentor to hold my hand, I have google. just a list of potential leads to call.

Hey Noel, I agree with above questions-- it is unclear what exactly you are asking for. I'm a local realtor in the Wilmington area and would love to help you and your parents find another trailer for them to live in. Another question I'd have is do you want a nice turn key property for the second trailer or something that needs work?
If you did a brand new trailer with land there are many companies here that will do the whole process for you, you just agree to which trailer they sell and agree on a parcel of land to buy. They wrap it up so you can do it as one purchase for both land and trailer however you will not be saving money by going new. Most land here will need to get a perk test and utilities added to it, it will take time for that then for them to build and transport the trailer, other than time the cheapest trailer prices my clients have been receiving is around $130k for trailer alone without land where you can have a nice once already set up for less than $200k depending on location.
