Tenant walk through

When do typically do the walk through with your tenant? The day before they move in or the day off. Thanks

The day of here! After all monies due have been exchanged, which are typically due on the first day of the lease.

Aloha,

It depends on their move in schedule...if they are not moving in for a week, I will try to schedule walk through prior to move in day. The walk through, for us, is to simply identify "damage" issues that the new tenant should not be charged for at move out. A gouge in the floor or a single cracked floor tile, or cracked window pane or mirror corner, a small burn or stain on carpet, etc. They still have the opportunity to identify any non-functional issues after move in, with those items being treated as a standard maintenance request once they have settled in, a week or 10 days later (they are advised to make a list of these minor issues, as we will not send out handyman multiple times for minor issues at this time. There usually are none, but sometimes an issue might slip through). We do make sure the drains are free flowing at the walk through also.

Of course, if they are taking possession on the same, or next day, we will go to the unit after the rental agreement signing (always done at our office, I review page by page with all adults, confirming understanding of key points. Also, we are required to provide them a copy at signing, and we typically copy ID's at this time to confirm signatures. I NEVER send a rental agreement for signature, except to out of state guarantors, because it will NEVER be read 99% of the time!) and complete the inspection immediately. Assuming all funds have been paid, we turn over the keys once they sign the inspection report, or advise them to pick up keys at our office if move possession is scheduled for next day.

The day they move in. And they only move in after all funds are received/cleared, utilities are set up, and they've met all the other requirements.
