I help my out of country/state partner self manage.....im like that 3rd party partner. Find someone on the ground that can bring you value in being boots on the ground for many things.....

Having a boots on the ground person is super helpful. I will have someone put a lockbox on the property so that way the approved tenant can access the property on move-in day. If you have a contractor, they can put a lockbox on the door when they change out the locks between tenants. I tell the tenants to keep the lockbox in the garage and when they move out, they can put the lockbox back on the door and put their keys back in there.

@Vishal Amin have a lock box onsite you don't tell them about until there is an issue but my feeling is it should be uncomfortable to loose the keys. You want a lockbox anyway in case of emergency or vacancy.
