Elk Grove -- any differences with 5 years ago?

Hello,

My tenants are leaving and since I haven't managed any other properties in the area, I would like to make sure I don't miss any important information. Is zillow still the best place to advertise? What tools are recommended to set up a price for rent? Any other changes I may need to be aware of? I see that the area is still strong.

Thanks a lot for your help!

Hi Maria! I'm a local broker and property manager - over 100 Airbnb listings!

Elk Grove has changed so much over the last few years. I actually really admire the City leadership for constantly innovation and attracting new businesses and residents to Elk Grove.

For advertising your property to LTR tenants, the same old stuff still works. Zillow, Apartments.com, Craigslist, Facebook. Just look at a few comps to determine your pricing, and make sure you use good photos and a professional advert description. Don't think too hard. :)

Wouldn't waste your time on Craigslist - unless you want to deal with scammers.

You can use Zillow for setting rents, just be sure to look at the competition's interior pics to see how your property stacks up.

    You can also use Rent-O-Meter.

Hello Maria, please feel free to reach out if you need help determining a rental rate. A large portion of our portfolio is in the Elk Grove area. As far as advertising goes online advertising is still the strongest approach along with a yard sign if the neighborhood you are in has a lot of foot traffic.

    Hey Maria,

I manage long term rentals in Sacramento and get 99% of my leads from Zillow. Vacancies are low if your rental is priced right. I recommend looking at other rentals in the area, similar location, bed/bath count, square footage, and condition. Zillow rent estimator is not very accurate in my opinion. Also, get professional photos with drone, showing the neighborhood. Let me know if you have any specific questions and I'd be happy to chat more about this.
