Last November, I listed my house for rent. But due to a 4-month months illness I had, I wasn't able to response or show the house. However, I got a lot of requests and inquires. Finally I got better and started showing the house starting March. By then, the requests and inquiries had dramatically fallen off.
My current Zillow listing shows the house as 145 market. Could this the problem? Do renters see long days on the market as a red flag? If I removed my Zillow ad and relisted, would that start the days back at zero?
I have taken down stale listings before and re-listed with success. Once it drops off after a few weeks, I think the algorithm slows down it's exposure. Take it down for a few days, then re-list with tweaked photos and description like Melissa said and maybe a minor price change. I use Zillow Rental Manager and pay for premium listings, works amazing, especially for class C SFR's. Most prospective tenants are not using or now how to use a Realtor so it broadens it's exposure. I also accept Zillow applications and I believe that as well makes Zillow happy and helps with it's placement. Don't worry about the total days on market, the only person that is going to ask about that is a Realtor representing a prospect and you can be upfront about that if they ask. No need to divulge more than is needed.
There is a limited number of people looking for your particular rental at any given time. Once those people have processed through, your listing is stale because people have moved on. Relisting won’t “freshen” your listing. You have to wait til the next sizable crop of renters show up. Renters don’t care how long your listing has been up if it’s what they want.

I think you are right. Summer is coming up and suddenly I am getting a lot of interests the last few days.
