Been reviewing deals with clients in the NC Triad, and one thing I keep noticing is how tight cash flow is getting on SFRs unless the purchase price stays disciplined.

In many submarkets here, rents are holding steady, but prices haven’t fully adjusted yet which makes underwriting more important than ever.
