Hey Omori, If you're looking at new construction in Houston, I'd recommend you start with HAR.com. It's our local MLS, so it's going to have the most up-to-date and accurate listings — including new builds. You can filter specifically for new construction and play around with areas and price points. That's usually where I send people first.
Most investor platforms have limited inventory. Better to go direct to builders moving inventory fast - they'll cut better deals than middlemen. What market are you targeting?
Are you looking for turn key investments where you buy the house rented and managed for you by a turn key property investment company? Or are you looking to just buy a new construction, and then rent it out yourself or turn it over to a property management company. Second option will provide you with more options and you will avoid the premium that you have to pay to the turn key company.
If you decide to buy something on the MLS, you want to make sure you work with a realtor that invests and understand how to underwrite rental properties. Builders already have buyer's agent commission built into their budget when they list a home, so you're not really saving anything if you're buying without an agent.
Feel free to reach out if you have any questions and I will be happy to point you in the right direction.
New construction homes are advertised similarly to resale properties. You can find both on marketplaces like Zillow, Realtor.com, Trulia, and other platforms.
If you work with a turnkey provider or know of any small homebuilders, you can go to their websites to see what new construction inventory they have available. Oftentimes, these new construction properties aren’t listed anywhere else, so there can be interesting opportunities there. In a similar vein, reach out to your property manager or leasing agent: they may be the first to hear about new construction properties hitting the market.
