Managing multiple tenants in one house — what systems are you using?

I’ve been looking more into the rent-by-the-room strategy lately (similar to PadSplit style setups) and had a question for those of you already doing it.

If you have multiple tenants in the same property, how are you managing everything operationally?

For example:

- tracking each tenant per room

- rent payments (especially if they’re not all on the same schedule)

- vacancies when a room opens up

- general organization across multiple properties

Are you using property management software like Buildium/AppFolio, spreadsheets, or something else?

I’m curious what’s working well and what isn’t. Some of the larger property management tools seem built more for traditional rentals where one unit = one tenant.

Would love to hear how others here are handling it.
