Curious what property managers here actually look for when hiring a cleaning company for common areas. Not talking about the obvious stuff what do most vendors get wrong? What's missing? What would make you switch from someone you've used for years? (Specifically interested in smaller residential buildings 10 to 50 units). What does your vetting process actually look like and who makes the final call?

A crucial aspect that many vendors overlook is the importance of adaptability and responsiveness. Property managers often seek cleaning companies that can tailor their services to the unique needs of each building, especially in smaller residential complexes where personal touches make a significant difference. Property managers value a proactive approach where the cleaning company regularly updates them on the work done, potential issues, and suggestions for improvement.
A proposal that highlights flexibility, excellent communication, and a commitment to sustainability could very well tip the scales in favor of a new service provider, even if they've been with a different company for years.
