I have a townhome in AZ that I have been renting to an employee of a local Community Center. The employee signed a standard lease, but the Community Center itself paid the rent & deposit as part of the employee's contract. The tenant's contract is up and is moving out but the CC has a new employee it wants to place in my rental unit. The CC would would now like to move to a corporate lease. Does anyone have experience with these? Are there specific addendum's I should add to the lease?
You should require have a "Personal guarantee" signed by the Renter or a verified officer of the CC, or both; also require the CC to provide you full names and contact info for the occupants as well as someone with the CC. Update annually.
