Moving from Standard Lease to Corporate Lease

I have a townhome in AZ that I have been renting to an employee of a local Community Center. The employee signed a standard lease, but the Community Center itself paid the rent & deposit as part of the employee's contract. The tenant's contract is up and is moving out but the CC has a new employee it wants to place in my rental unit. The CC would would now like to move to a corporate lease. Does anyone have experience with these? Are there specific addendum's I should add to the lease?
