For landlords and real estate investors who manage their own rentals, I'm curious:

What part of self-management takes the most time for you?

Is it:

  • Tenant communication

  • Maintenance requests

  • Finding and coordinating vendors

  • Keeping property records organized

  • Rent/expense tracking

  • Following up on repairs

  • Preparing reports

  • Keeping up with everything while working a full-time job

I'm interested in learning how different investors handle the administrative side of their properties.

    for me its the same two things over and over. splitting the utility bill and chasing rent. i rent by the room so its 4 people with 4 different move in dates, and the bill never splits evenly.

    what fixed it was splitting the bill by days each person actually lived there and sending everyone their number the same day the bill comes. nobody fights about it when the math is on the page.

    if i had to drop one thing it would be that. maintenance texts are fine once you have one handyman you trust.

      That makes a lot of sense, especially with four tenants having different move-in dates. Splitting the utility bill based on actual occupancy days sounds like a much cleaner approach than trying to divide it evenly.

      I also like your point about having a trusted handyman — having reliable vendors can definitely remove a lot of the maintenance stress.

      I'm curious, how are you currently keeping track of the different move-in dates, utility calculations, and rent follow-ups? Is it mostly a spreadsheet, property management software, or something you manage manually?
