I am curious if anyone has any experience with online services for property management such as Rentalutions? What other options are worth considering? The Rentaluation website makes it sound like a potential time saver with the automatic listings, tenant screening, online lease and online rent management options. Anyone know if the leases are fully customizable?

From the chatter on BP, I would say that Cozy and AppFolio are some of the more popular programs.
I am not too sure of the price range, so that is something you may want to check out.
Go on their websites and see if they have demos. Then you can decide if you life any of their interfaces.

I have been using Rentalutions for two months now and while I don't feel like the interface is 100% there yet, I really like the features. I had them post an add for a vacancy and had 13 replies in one day. For me, this and the application and screening process makes it worth every dime. My older tenants don't trust the internet so they won't use the site but not has worked well for everyone else.

I am considering switching to Rentalutions for the next property. Based on their website, it seems there are two advantages to cozy. First, it can sydnidcate to more websites such as craigslist and zillow. Second, there is a maintenance request portable as well. Of course the negative is related to the monthly fee. $25 for two units is pricey compared to cozy which is free.
