We have been looking for property managers but haven't had any luck most don't return phone calls I was wondering if any of you more experienced investors have ideas on how to go about actually finding good property management or any other tips or advice that anyone can offer as it relates to rentals any advice is very much appreciated

Georgia Residential Partners has a pretty good reputation among the cream of the crop real estate investors. I would check them out.
They charge the standard 8-10%.
If you want to find a good property management firm you have the right idea with referrals. Also, ask for a contact list of some of their clients when you are shopping around for a management company. This can not only be a great resource for getting referrals from the source but this also allows you to figure out what the managements company's strengths are and also network with other investors.
