Post an ad on Craigslist.  Use Postlets to get it on other sites as well.  Look on Facebook for a FOR RENT group in your area.  Post on Facebook so your friends can notify their friends if they are looking for a place to live.  Post flyers on local bulletin boards at colleges, stores, library, etc.  Put a sign at the property.  The first and last items are the only ones we need to do to get plenty of traffic.

My places in Seattle are in a great location so they go quickly. Because of this, rental velocity is simply a matter of price. I start very high to see what I can get. Then, if necessary, I lower it slowly. Almost every time, I get more than I though I could.

I solely use craigslist in Seattle.

Hi Allen, what locations are considered to be good in Seattle? South Lake Union? Queen Anne?

< 20 minute walk to downtown and a Walkscore > 85 make the units very easy to rent. I have a house in Lower Queen Anne near 5th & Mercer and 2 in First Hill at 11th and Jefferson.

Finding value to buy in this market is nearly impossible in those areas today though. The real estate pros can talk about that better than I...
