There is still vacant land in Arizona's White Mountains. It's cooler here than in the desert areas, plus there's four seasons. MSN named it in the top 10 emerging 2nd home areas in the country.
If you're looking for good investment vacant land, I would check out the White Mountains - Pinetop, Lakeside, Show Low, Heber and Snowflake/Taylor are some areas to research. I have a friend who is a broker/realtor who can probably help you...PM me if you need her web address.

Do a few searches on google, there are probably tons of investors selling land around Arizona.
Thanks so much everyone..Im actually looking to avoid a middle man..along the lines of for sale by owner. I have looked at alot of sites and have found a few things.
Im actually looking in the Florence area..and inner Phoenix. Ill keep searching..

Please be careful buying land in Arizona. Many of the cities posted here are not for investment purposes. Many areas are so over built that no one should be buying raw land there. Florence is building up, but it has only done so because the rest of the Phoenix area has been booming. If not for that, Florence would still be "the prison town".
Please, please watch who you deal with on vacant land in Arizona!!! There are tons of areas that are in flood plains and is virtually unusable but its still for sale.
Do your due diligence and go see the property in person! I'd hate for you to purchase some vacant land in AZ and make a very bad decision. Any land that is worth building on or holding for future is expensive. Buying outlying land is total speculation.

land owners and as of right now, no electricity. But that will be

Hello Mallory, in response to your posting, my husband and I bought land outside of Chambers and some outside of Holbrook. None of it is developed yet. The two acres closer to Chambers have electrical and phone lines running through it. We have another 13.25 acres available, each lot is 1.25 acres. We are wanting to sell any and all of it. We bought it for a long-term investment on a contract, but the payments all together are high and we are wanting to build cash flow right now, so we would be willing to let it go for what we paid for it, or for what we owe. Let me know if you are interested, we went down there in February and have pictures.
