I own my own property management company here in Houston.  I would be willing to answer any question that you do have, here are a list of things that i have been asked before and i make sure every client i speak to understands in full before we agree to move forward:

    1) Ask to see a copy of the leases and management agreements, there are legal contracts so make sure you understand them and the fees you discuss with whom you decide to go with.

    2) Types of fees:

    - Management fees when property is vacant

    - Fees for representation in legal proceedings

    - Fees for representation at HOA/Condo meetings

    - Fees for obtaining additional repair estimates

    - Fees for coordinating/overseeing a major home improvement beyond normal maintenance and repairs

    - Fees to terminate the management agreement (to transfer to another property manager)

These will and should be your top questions, now there are many more things that will come with hiring a property manager. I would be willing to at least sit and talk to you regarding this to help you understand the procedures.

    Thanks,

    Kimberly

@Steve Rozenberg Most PM companies are too busy and they don't even pick up calls. You should try to call them a few times to see how they respond. Communication is the key!
