I provided extinguishers and then I learned that there was an inspection reqyuirement for landlord provided fire extinguishers. If the extinguisher is mine, I have to inspect each one, in every unit, every month, according to the provincial fire code. Which is clearly nuts. For me that would be 120 inspections a year and apart from anything else would be highly intrusive for tenants. The proposed solution was giving the fire extinguisher to the tenant as a gift, or just not placing them there at all. I immediately wrote to them all advising them that all fire extinguishers in place were a gift. I am not replacing them.
I do not provide extinguishers. I do suggest they provide their own however instruct them to leave the building immediately and call the fire department.
If you provide extinguishers you are obligated to provide proper training on it's use and in the event of a fire, where a tenant is injured attempting to contain a fire, you can be held liable.
Better pray the extinguisher does not malfunction or the tenant does not use it improperly resulting in injury or death.
