Can I end a MTM tenant in NJ with no just cause?

Can I give a notice to vacate to MTM tenant that has no existing lease in NJ without a just cause? Or do I need to show just cause if it ends up in the courts?

Well, that's a valid reason! Propose a new lease that says that no more than 3 unrelated people maximum can occupy the residence. That the property is subject to bi-monthly compliance inspections upon 24 hour notice, or something like that. You can also raise the rent. Provide them with the new lease and require them to sign. If they won't, you have grounds to evict them upon 30 days notice. If you want them out... there's always a "reason".
