Triplex/Fourplex in Maryland, Virginia, DC best passive income

Would anyone have an opinion on triplex and fourplex the best passive income for the DMV area? I want to purchase my first home and I love the idea of those 2 options but Im having trouble finding any in my area.

Are there any investors/landlords in my area that have advice on the best route to passive income?

Multifamily homes (2-4 units) exist in only the tiniest numbers in our region. You will find it to be a very frustrating niche to focus on.

If you are expecting your real estate investments to work like a bank account (i.e. passive) be prepared for a big letdown. Landlording is very hard work you that have to buy an expensive asset to have the privilege of doing.
