dogs, dogs, and more dogs

Hey all, just had a very enthusiastic applicant apply with 8 dogs!! Have not received the applicant screening back yet. They were curious to see if I would lower the pet fee or allow them to pay it over time. The pet fee is $300 each pet. Would it be a mistake to rent to people with a herd of canines or lower the fee? $2400 plus rent and deposit is a hefty price to pay.

Thanks,

Trailson

No and no, unless the place is a dump and you want to be a slumlord.

Are there ordinances, restrictions on the number of pets in the neighborhood? I agree, 8 dogs will be hard on a property.

A rental home and a pet boarding business are two different business models with different property amenities and fee structures.

As long as you are prepared to bulldoze the property when they move out I see no issues with renting to someone with a dog pack. You may as well drop the pet fee as opposed to let them pay over time, you will never see the money.

Based on someone having 8 dogs I would guess the dogs are going to be the least of your problems with these tenants. They are probably of lower intelligence and likely have extremely low social standards.

Are they section 8 by any chance.

Thanks for the feedback. I think their application will be denied... It seems credit will be the kicker anyway. But they were super nice folks!

Are they dogs that live outside ( hunting dogs) if so how close are the neighbors? If so the grass will be gone well either way. Eight dogs inside no way.

We used to have a pet deposit but now just increase the main deposit when a pet is involved without classifying as a second deposit on paper.

Let's say you had a deposit of $2500 and an additional pet deposit of $250. The tenants ruin the floors because of the pest nails and the floors are so badly scratched you get a bid to redo the floors  (bid is $2000) but upon move out, the tenants says, "yeah sure, my pet did the damage but the pet deposit is only $250 so you can't hold back more of my deposit for the floors".

Best to avoid a sticky situation and just tell someone who has a pet the deposit will be increased.

8 dogs is insane, and not to mention expensive on the tenant, think of regular vet bills, food, etc.. which means they'll have less money for rent.    They might be breeders, or they might be animal hoarders, or they might be crazy... any way you look at it, it's an absolute NO to me.

Might even be in violation of local ordinance to have that many. It is here.

You might also want to check into what it would take to convert your property into a kennel, since that's what it's going to end up as.

    Just sayin'.

I wonder what kind of person has 8 dogs- they may have other issues.  I guess 8 dogs are more than 8 times as destructive as one.  There may be an exponential factor involved.  I have one Labradoodle, and she has already destroyed several pairs of shoes and books, and started a fire.

The fact that they want to make payments on the pet fee means they do not have the financial smarts to own 8 dogs. I wonder what crap hole they are living in now since they are applying for a new place

My aunt has a 1/2 a dozen to a dozen dogs at any given time , German Shepard trainer. She can't live in most city limits because of zoning. I'd check that out for future reference.

The only person crazier than them would be the landlord who accepts them.  Their last name is not Duggar by any chance is it.. Oh wait... nevermind.. lol.

First of all it's not a herd, it's a pack. No way would I rent to someone with * animals on the property and i help run a Labrador rescue.

if credit is the issue then deny,  but I wouldn't be above renting to them.  I would want to tour their current place. If it was good, and they checked out,why not? I can do a pretty good turn on $2400 plus regular security deposit.

No! But if you really want to host a kennel, check your municipality/county/HOA restrictions first. Then check with your insurance company. If it's still a go, then get ready to field all of the barking dog complaints and summonses.

"But they were super nice folks!" Is the beginning of every nightmare landlord story. I have never heard "They were scumbags so we rented to them!"

Thanks for the feedback. Obviously we won't be going with the dog kennel Folks. Should have a nice pool of applicants to pick from.
