We are closing on a property that we have a contract on in a week. The property is ready to rent and we want to get a renter vetted as soon as possible. Even though we don't have the title yet (cash deal) can we post the property for rent now on zillow, hotpads, craigslist etc? Or do we have to wait until close? Property is in Texas.

I asked my realtor when we were buying a property and she told us that we needed to wait until after closing. We listed it as soon as we signed the last line.
I'm sure you could list it on other sites before closing, but that's just what we were told. We always wait to list until after closing.

Hi @Joshua Rolfe make sure there's nothing holding up the property like inspection or title transfer issues and if its good to close. It is more safer to wait until you close.

@Joshua Rolfe It is probably best to wait until closing. I do know a few people that are members here that put up signs at houses they do not own yet. They do it to owner finance them, not just to rent them.

Technically, @Joshua Rolfe you don't have any right to put up signs or advertise for that house until you close, unless you have made other arrangements in the contract. The property isn't possessed until closing and funding.
The same, however, can be said about buyers cleaning the house and/or moving things in before closing. It happens sometimes and nothing generally happens, but it is taking a risk.
