How does one usually find out life expectancies for Capex items such as roof, appliances, heater, etc. What is the most efficient way to get this data? I suppose the home inspector may be able to provide most of this information except for appliances?

Appliances 7-10 years
Furnace and ac 10-15 years
Roof 25 years
Water heater 6-12 years
Of course these are averages but nice to know. My opinion and experiences managing hundreds of homes. Also, don’t buy cheap brands. Not worth it.
