Reliable management and a realtor named Steve Ferguson also does property management I'm in the process of finding a good manager and his name keeps coming up

@Matthew Miller I have a couple of contacts that I will check with. One is a company that does a lot of their own but they are a respectable company. Premier Management. I want to check on another to see how they are doing and will let you know

@ Stephen Benson I looked at Reliables reviews and they didn’t look so hot. What have you heard about the company? And if you find a number on Steve Ferguson I would appreciate it is he independent?

@Matthew Miller Hello again. I talked with my contact who I thought had gotten into the property management side of this business and found he stayed the easy route of being a realtor. He works for a long term broker by the name of Pat Noon at Noon & Associates. Pat has been managing other peoples properties for many years and as far as I know carries a good reputation. You might seee how he fairs on reviews. Keep me in the loop and I will check some more for you.

@Matthew Miller I'm in the same hunt right now and I'm setting up interviews with different management company's so I'll keep you posted about that. As for reliable I have a friend who works for them and some other people who have used them with no issues but not a personal recommendation from me. I will keep in touch about what I find out.

@Stephen Benson Hey Stephen, I found Steve’s info and I’m also looking into Prestine Property, and Summers Real Estate Group, and one called NWP Management who is out of Taylor Tx. Let me know what you find and I’ll do the same buddy. Thank you

Great help guys. I am starting a new construction rental in the Hallsville area, and will be looking for reliable property management as well. Would love some help on who to get and avoid.
I'm a longview local, but moved out to San Francisco Bay Area a couple of years ago.

Ok I've sat down with a couple property managers and companies and I'm going with reliable they have 1300 properties locally and the best prices. The owner spoke with me for over an hour and was very open about every part of there business. Steve Ferguson is another highly recommended but he doesn't have his own people to do maintenance and repairs so hes paying top market prices for that stuff and he charges half months rent for new tenants. Reliable has all in house maintenance and excellent in house prices. So I guess I'll see how it goes on my 5 properties. How that helped guy let me know what yall think. Oh pristine never called me back so I dont know about them and premier aren't take any new properties right now.

@Stephen Benson, Hi Stephen. Sorry to be so late. I am not aware of that many property managers. I thought Premier might be of help and the two other sources came up empty as neither had ventured into the management area. I think Steve Ferguson and mostly Reliable is your best bet so far. If I do hear I will surely let you know.

Thanks Tom I'm going with reliable for my 5 properties I just closed on I've called other owners around longview and had nothing but good said about them. So anyway thanks again

@Stephen Benson i have decided to work with Summers Real Estate group. So far so good. How do you like Reliable so far? What did you end up paying fee wise?

Reliable so far has been great the owner is very open the comments if you look are all from tenants that have been evicted or left things a mess no owners that I have seen, i guess when you deal with 1300 properties and 40 staff members you going to have some issues. I spoke with 5 owners who have been with reliable for as little as a year and one who's got 30 properties with them and been with them for 10 plus years and they had nothing but good things to say. They charge 10% a month but zero leasing fee which every other place i called and sat down with had that. Also he gave me the first month, the transition month free which is great. I now have 5 properties with them I guess ask me again in 6 months to a year and I'll let you know. Oh also they do everything in house wholesale prices for example a new AC unit is approx 5500 and they charge 3500 thats just one example and they ask before doing anything which is nice. But yeah so far so good. Let me know how your experience with summer is going.
