Family rental vs belongings vs time spent at residence

My sister moved her stuff into my house on November 1st. It is now January 1st. We agreed to $175 a month. She has been physically there for a total of 2 or 3 weeks out of the 2 months. She paid the first months rent when she moved in. Since her stuff has been there for the 2 months, do I charge her the second months rent?

Yes you charge her rent. As of today she now owes you 2 months rent, December and January. If she has belongings on the premises she is in possession of the property regardless of whether she is there or not. She paid first month rent she is officially your tenant.

You are now going to discover why you should never rent to family or friends.
