My tenants are complaining the apt smells like weed

New tenants are annoying the existing tenants cause it smells like weed. Its a class B building in a nice area. Never had this complaint before. Hate to piss off good existing tenants. New tenants are professional 20 somethings and i cant see evicting them over smoking weed.

Should i just buy them a $30 exhaust fan or tell them to stop smoking and give them a hard time?

Tell them if they plan to escape reality and smoke dope to do so discreetly outside ..so the cops aren’t called due to the stink . Easy problem to fix

    Just tell them the neighbors are complete about the smell of weed, so if they can just go outside and smoke it will save everyone a headache.  Insinuate that the neighbors wanted to call the cops, but you said youd take care of it.

    @Toan Hoang Is smoking allowed in the apartments? Is it allowed on the property at all? Do you live in a state where weed is legal? Go to your lease and let this guide you to a solution.

    Weed is legal pretty much everywhere. Kind of like jay walking or littering. But to your point i need to button up my lease to see what language covers disruptions to otber tenants and point to that as recourse. Thanks

    It always comes down to a tenants right to reasonable enjoyment. That responsibility as a landlord falls on you. It is your responsibility to resolve the problem caused by the annoying smell.

    Ultimatly if they do not comply you may be forced to issue a order to comply and either let them out of their lease or evict if they do not comply.

    If they refuse to comply they change from good tennats to bad tennats.

    @Toan Hoang I actually don't think that's true...it's either legal or illegal and if it is illegal where you are then this could also be a violation of the lease. My lease states that the tenant must comply with local, state and federal law and in this case if weed is illegal then you could file a Notice to Quit. This will just scare them, you don't need to pursue it but you certainly could.
