Liability issues renting to tenants vs filming / porn shoots?

I inherited a house in California and its paid off - which is great. But I want to leave for Europe.

Renting it out to tenants seems like a risky legal nightmare. I could leave it vacant and sell at a later point - but I would prefer to make some profit off of it.

Would renting out during the day for filming / porn / etc be safer from a liability standpoint?

I'll assume this is a serious question. If you're looking to rent to porn specifically, the house likely needs to be in the San Fernando Valley area or close by as that is where most of the porn industry is located.

I've never rented my property for filming to any company, but have looked into it. In my area there are a ton of movie companies that rent houses. Every few weeks I get an official notice of filming for a neighbor. I also heard from neighbors of non-mainstream filming going on at rented houses.

From my understanding, mainstream movie companies pay fairly well. I was offered around $2K for use of a building lobby for a day, but the disruption to the tenants was too much hassle to make it work. I know my neighbors have made several thousand per day for filming just the outside of their property and have heard of some neighbors making $10K-$15K a day for interior rental, but these are $2+ million dollar homes.

Having read stories about porn companies renting houses, they generally want very nice houses that are furnished and have a secluded backyard and they will rent them for a month and shoot several movies there. However, it appears that many porn companies are going the AirBNB route and renting a home for a day. Either way, I don't think I would want any potential "human DNA" left behind on any furniture in my house.

Renting to a porn production company sound like a winner.  Do you need help with screening the applicants?

It’s all fun and games till the tenants get aids . in all seriousness most pornographers have some form of sexual disease . Not something I’d want in my house in any form .
