We have two properties under construction in Knoxville, Tennessee. We'd like to AirBNB them out once they are fully developed, but we aren't sure how to go about it. Ideally, I'd like to use a management company to operate and maintain the AirBNBs fully, but I'm worried that that will significantly cut into our margins. There are so many services and companies out there to chose from.... any suggestions?
Questions:
1) Should we manage the AirBNBs ourselves and just hire a cleaner who is in the area, or should we hire a property management company to take care of it all?
2) Do you have recommendations for any cheap cleaning services, or property management services in Knoxville, TN?

Hi @Addison Ricci, as someone who has looked into doing STR in knoxville area there are plenty of property management companies out here. However, none that i've seen specialize in STR (or would even want to) with the new laws that came into effect recently. Per the law, you have to get permitted and fall into one of these three categories. Be an owner occupant, be operating in a non-residential area, or be grandfathered in by operating a STR before Jan. 1 2018. If you still need some contacts for help with STR in the area Avery and Lucas Carl are your best bet.

Hey Addison! My wife and I started hosting on Airbnb in May of this year in Knoxville and it's been great for us. We've had 80-100% occupancy each month so far and managing it ourselves has not been an issue at all. Honestly for how much work it's been we could probably manage one or two more before it became a serious time draw.
We use a cleaning company called East Tennessee Home Services and they have been great - would highly recommend.
Dunkan is right about the permitting though. If you're in the county it shouldn't be an issue, but the city has some strict ordinances. I'd be happy to help if you need any assistance on the permitting side though

@Darrell May it sounds like you and your wife have had much success with your rentals! I just purchased a 2 bed, 2 bath in the fourth and gill area and was considering during Airbnb. Do you find people mostly come on the weekends? Or do you still have a steady flow of people staying during the week?
