Zillow Rental Manager: Tenant Application & Rent Collecting

Hi all,

I'm considering using Zillow's services for processing tenant applications and rent collecting. It seems convenient and as far as I can tell free.

Can any of you vouch for the quality of zillows services? Are there any hidden fees I should be aware of. Perhaps there is another service you may recommend?

Hello Santiago,
I am not a big fan of any of Zillow's "free" services. The fact is, many folks - mainly Realtors - pay Zillow a lot of money for advertising and most leads go to those folks. The "hidden fee" is time! One of the free features used by Zillow customers is the 'For sale by owner' feature in which prospective seller's properties typically stay on the market longer and sell for less $ than it would sell for with a Realtor.
I cannot vouch for the tenant screening service as I have not used it but I have worked with dozens of clients who have tried free Zillow services and have poor results to show from it.
My advice would be to connect with an investor-friendly Realtor in your market who can list your rental apartments, screen tenants, and coordinate showings. Their commission is typically paid for by the tenant.

Hi @Santiago Scort I use Zillow Rental manager to collect rent (but not to screen) and it works fine. One downside is that it does not allow you to change the monthly amount or accept one-time payments, so it really only works for rent, period. If your tenant needs to reimburse you for something (or vice versa) or you have to pro-rate a month, there is no way for Zillow to handle this (at least that I am aware of.) I have not used Zillow's screening service but there are lots of threads on BP comparing the various online screening services.
