Looking to buy a duplex and both units are rented out already. I was looking to house-hack this property, so I called my agent and set up a time to look at the property. When we went to go look at the duplex both tenants were home, and inside the unit. (Very uncomfortable) You could smell marijuana in the first unit, and the second unit was poorly taken care of. (This is a re-build) How do I go about evicting both units?

What do the lease agreements say for each unit? If there are no lease agreements, then you'll need to follow the laws of your state.
You haven't provided many details, but so far this sounds messy. You better be sure the numbers work to account for no income during the eviction process and clean up after they're out.

When purchasing a property with an existing tenant you have to abide by the current lease. You would have to look at that lease and see when it is up. Often you could work out something with the tenants to leave early but this usually involves paying them. It is called "cash for keys" and depending on the tenant and how long is on the lease could be expensive.
