Rental property. Buy or build on property.

When I was in the oilfield and got laid off I'm almost lost my house after running through my saving. I didn't want to lose it so I rented it out and moved into a family house that was vacant. I'm on my feet and running now. Like the passive income. So my question is. Should I buy and rent or buy land and put a few units? Two or three units to start with. Two bedroom units. I'm in a college town. Any thoughts or ideas?

    @Mike Morawski, Hello Mike, thank you for your input. It's much appreciated. I hear the term Risk Tolerance a lot. I'm very cautious and study a lot before getting into something. I will say the risk tolerance is higher if I buy property and build on them. I will need to go back to the drawing board and look into establish properties. Thank you again.
