Is it even possible to find + cashflow in a SFH? How?

    Yes, of course it is. I have a bunch of SFH rentals and every single one of them has a positive cash flow using the real world expense numbers (no guru voodoo).

    Obviously getting cash flow with $0 down is more difficult than 20% down, but the properties are there. Some parts of the country are better than others. Here in Las Vegas it's difficult but not impossible. :roll:

    Its very possible in certain markets. In my market I can cash flow on single families with $0 down.
