Hi,
I know one can't collect rents or evict a tenant due to COVID-19 financial stress. But does anyone know if an owner can collect from a co-signer (non-tenant) who is not in financial distress?

I don’t know if you can collect from them but they may be a tool to help you get your money or the non paying tenant out. They are just as much on the hook as the tenant and I feel we have a responsibility to let the co-signer know rents are past due and see how they want to handle it. At best they may pay or at least help convince the tenant to leave so they don’t go further in debt.
