Is Trenton NJ safe to invest in?

Hi Everyone, I heard to rent to price ratio is attractive in Trenton, but this is equally true in Irvington and Camden.  Besides the downtown area near the government buildings, is this a D-class area or War Zone type of area? I'm a begginer in real estate and don't want to get burned. Trenton is about 2 hours away from where I live and I'm looking for good returns but not too rough. Any suggestions?  Should I look for the Midwest instead?  Price range of $40k-$80k for single family is desired target.

@Alexander Gonta I would say Trenton NJ is a good rental market.  You need to know the market, and buy decent houses.   There are certain areas to avoid, unless you know how to manage in those areas.   I am sure that is true in similar markets as well.  At the end of the day, the biggest thing you need to figure out is management.  Are you planning to self manage or hire out.   If hire out, then finding that property manager is key.   How much attention they are going to give you if you only have one property?  Not Sure.   Feel free to reach out to me if you have any questions about my opinion in Trenton.  :)

Hey @Alexander Gonta ! I’m a new investor myself but work have worked in Trenton for the past two years. Just like any area, Trenton has good and bad parts. However, there’s definitely opportunities there for some great returns.
