I have a tenant who abruptly is moving out because of Covid. For now, they will pay but likely not for much longer. The other tenants who are still there want to have a say in who their new roommate is, whereas the tenant who is moving out just wants to find a replacement for themselves regardless of what the other tenants think. What would y'all do here? Do I just approve the first creditworthy person suggested to me, or do I let the other college students who are living there now have a say who replaces the old person on the lease?

let the folks staying choose their new housemate, but let them know if they aren’t moving in by x date, they are going to have to cover the additional cost.
AND you still need to vet the new roommate.
For college students, I let them handle the ins and outs, but with knowledge that they still need to be added/removed from the lease and need to go through a background check.

@Mike McCarthy thank you! Here in New York my hands are tied in terms of background checks. Can't use a conviction or eviction against a prospective tenant so there is essentially no legal justification for putting a background check through.
