Inland Empire - how much to charge for rent

Inland Empire - how much to charge for rent

Have been doing research and I know actual rent here is higher than the average data that is showing. Have a 5 bedroom house, plus huge bonus room that can be 6th bedroom, with 4 car garage and 3000 sq ft home. We just got it back from non-paying tenants and we spent 2 months renovating it (cuz could only work on days off). But we lost a lot of money from previous tenants, have had to put a ton of money back into it for renovations. It’s a great house in a good area in Menifee, near the college and close to middle and elementary schools. Would like to charge over $3000/month rent. But not sure how much.

The only places I can check for comparison is other listings but 4+ bedroom homes available are very few. 3 bedrooms rent for about $2500. Just trying to price right the first time, and a competitive price but also we definitely feel our home is worth that. We renovated the heck out of it-brand new carpet, new porcelain tile and laminate flooring downstairs, epoxied the garage floor, new countertops, sink, pull down faucet, glass backsplash, new paint entire house, all new baseboards, added crown molding, and artificial turf and hard scaping front and back yard. Someday we’d want to add tankless water heater and Quiet Cool.

It’s a highly competitive area, with low supply and had the highest growth in rent increases. So am struggling a bit to know exactly how much rent to charge

Highest rental comp I see is in Temecula 44689 Woodvail at $2800 but it's smaller and doesn't have the large garage. Make the curbside photos look gorgeous. Add flower pots with geraniums or succulents and a welcome matt or sunflower wreath from Michael's. Sell the image you want to attract. Your target tenant is two W-2 working people such as a nurse and a teacher...  The 4 car garage is a big selling point for tenants but you must be discreet about not renting to an auto mechanic as the mess can be a problem to clean up. Epoxy of the garage floor should be a photo for someone with a hobby- like a craft studio ... A big house attracts renters with lots of roommates, which is difficult to have subletting and also hard on the house.  Paint, carpet, and artificial turf don't add any appeal to a renter they are maintenance. You can get $3000

It's difficult when your property doesn't match the norms for an area.  I tried to calculate what increase a garage was worth, an extra bedroom was worth, and a $/square footage rate.  It took a lot of market data over time that I had gathered from Craigslist.  Another thing I run into is that a lot of avaialble units aren't listed, they are rented word of mouth, so that data is missing.

In my area an extra bedroom was worth about $50/month and a garage or dishwasher was worth about $25/month, but I'm sure it varies.  It's probably better to list it on the high side and lower it if the response is not strong.

@Michelle Phimmasone Hi Michelle. I can help get you a pretty accurate price range. I have numerous investor clients with houses in Temecula, Murrieta and Menifee. Yes for sure prices have risen this year! Please message me and I’ll try to help you. My Most recent rentals went for $3200 in Temecula, and $3300 in Murrieta.
