Conforming conventional full doc SFR non owner middle FICO 742 30 year cash out zero points for the next five minutes is 4.5. If your loan is small it won't make financial sense to buy the rate down that low. this is not a commitment to lend, Fannie and Freddie are not purchasing investment loans. There are lots of lenders but not your target rate.
