Allowing Self Tour of Prospective Tenants -Require Driver License

I am planning to list one of my properties for rent in the next few weeks. I am planning to use smart lock and provide one time access to any prospective tenant who wants to see the property. I am planning to ask that the prospective tenant text me picture of Driver License before I give access to the property. 

I am checking with the members regarding their experience using self tours - how safe is it? any risks of property damage? any problems asking to get picture ID? Also, does this strategy increase overall showings and speed up rental compared to in person showings. 

I know a lot of property management companies use the self tours, but wanted to know if small landlords have done at individual level. Appreciate any input.

    There are problems with any showing styles.

    Even agent showings sometimes result in theft, missing keys and agent assaults.

    Some things to think about:

    1) How do you know it's their DL?

    2) How do you confirm they've locked the door when they leave and don't leave it open for a later theft?

    3) If they steal something, how will you prove it was specifically them, so you can prosecute them?

    4) What have the local police stated about how they'll address a theft issue when it occurs?

    Another possible solution is Face timing or Zooming with them on their cell for a virtual walk-thru. You could make this a requirement to get the access code. What happens though, if they drop the call during the showing?

    FYI - we use self-showings via ShowingHero, Rently is another option. They both have codeboxes tied into a software system that automates showing scheduling and access code delivery.

    @Shiva Ratuapli - if you are going to do this, integrate something like rently.com into your process. they can verify the DL. i haven't used them but heard good things, so update us on your experience.
