I’m hosting a local real estate meetup in Boise focused on one of the most common questions I hear from new investors and first-time buyers:
“How do I actually analyze a deal and know if it works?”
This meetup is designed to walk through the practical side of deal analysis — not theory, not hype. We’ll break down how to look at a listing, estimate rents, understand payments, and see how different financing options impact the numbers.
We’ll also talk through common mistakes I see people make early on (overestimating rent, underestimating expenses, waiting too long to feel “ready,” etc.).
What we’ll cover:
-
How to analyze a real estate deal step-by-step
-
Rent estimates, mortgage payments, cash flow, and equity
-
What makes a deal vs. a bad deal (real examples)
-
Financing options like FHA and conventional loans
-
How house hacking changes affordability
-
Open Q&A and discussion
This is beginner-friendly, but still useful if you’ve already bought a property or two and want to tighten up your process.
