NEW CONSTRUCTION

(Building Site Evaluation)

Where to Build? That is the question. As part of our new construction meetings Lynn is going to lead us through her thoughts when evaluating a building site. Lynn does a lot of “scrape and builds” and finding the right location, at the right price, is a big part of the process. There may be a field trip involved, if a good example is found, so get ready to do a little walking.

For the remainder of this year our meetings will feature speakers that will talk about different aspects of New Construction. The October meeting of “Coffee Talk” will be Wednesday, October 14, 2015, at 10:00 a.m. in Lynn's conference room. Lynn's office is at 1107 S. 8th. St., Austin, TX, 78704. See you in the conference room.

    I wish I could attend, but I will be out of town that day.  This is a challenging topic for builder's in Austin as land prices have become too high to profit in many areas.

    When you say scrape and build do you mean find an old worn down neighborhood, tear it down, and build new there?

    Is the coffee talk open to newbies that are interested in learning more, but aren't actively investing yet?

    RESCHEDULE....Due to a conflict with our film crew Coffee Talk will be moved to October 21, 2015.  The same time and place, sorry for the change but they need to be in New 

    @Heather Lavergne Yes the meeting is open to all.

    @Gonz Trevino Gonz in Austin they can be pretty good houses but there is money to be made putting new larger structures in their place.

    @John Blackman True to all you said.  Can you make the new date?

    Hey, that's Mercury Mambo.  The 21st is a good day, but 10am is right in the middle of the work day.  I'd love to go, but alas I have a conflict.  :(

    New builds close to Austin are getting much harder to do.  The land prices have gone up so much that you have to build exits above $500,000 to make them work.  There is money to be made in the luxury market, but it's riskier of course with the smaller buyer pool.

    @Heather LavergneYes, all are welcome. Investors of all levels come to the Meetups to learn.

    @Gonz TrevinoMy projects are usually houses in really horrible shape that are located in great, central neighborhoods.

    For those that would like to join, we are doing this as a field trip this week. The address of the project has been posted on our Facebook group called "Central Austin Real Estate Meetup" (don't want to post here as it's a public forum and I don't own the property). 

    For people that show up at the office instead of going to the property, the address will be posted on a sign on the front door. It's only a few minutes from my office.
