Hello fellow Alaskans. I actually live out in the bush, and have a couple of SFH's here, but am looking at getting some properties in Fairbanks ahead of this influx of solders there. Anyone have a recommendation for property managers, and or contractors there?

@Chris Kopp - I have done some research into contractors/developers there with another BP investor - and have quite a lot of material I could send you to review - and property management for that matter. I'll dm you.

I see there hasn't been much for activity here in the last year. I was just looking at rental properties in Alaska and I see there's a fair amount of them listed. Is there a major reason for this?

Prob a lot of people are hesitant about investing right now because of BP leaving, crime rates, etc....We have had some strange things happening with the state lately. It's not a bad place to invest though, I like it.

@David Cook Our market currently is like buying an 60% Oil / 40% inverse S&P 500 index ETF we tend to track relative to those factors (at least that’s the commonly held perception).

There seems to be a small group of people Ive noticed going to the REX meetings each month. Just entering my second deal up here in the Anchorage area, but always willing to get together over coffee or a beer. Feel free to reach out!
Hello everyone. Not new to Alaska or new to real estate just new here at BP. I see by most of the posts that rentals or long term holding were talked about but what about wholesale? I have owned, lived in, and flipped 3 different properties up here now and rented one for about 6 years. All were fixer-uppers that we lived in and one was a complete disaster that we turned into a guest home/part-time rental. I would like to pursue wholesale opportunities just did not see much in the way of discussion.
Back in that ANC area now and made the decision to get my RE license. I hope this renews the Alaska thread by the way.

@James Williamson - welcome to BP then! Wholesaling here has not been very fruitful for many people due to a combination of factors. Happy to discuss more - but imho - it has a lot to do with rehab costs. But if you can find a deal that will pencil out - you'll get a buyer.
