Hello all! My name is Jason and I've lived in Charlotte for about 30 years. Many years ago I obtained a NC RE license and found out real quick that I wasn't blessed with the gift of patience. Driving wishy-washy buyer clients from house to house just wasn't for me. Not to mention I was about to go broke buying Chick-fil-A! So I decided to take my career in a different direction.
In the past few months I've decided to get back into real estate...in a different capacity as before. I'm currently generating a couple of off market leads a day, and I anticipate this number to grow as soon as I can find the right partner. I've joined BiggerPockets to find a JV partner...someone with many transactions under their belt and trustworthy, who I can pass the leads to and let them finish the deal. I just want to focus all my time and attention to off market lead generation. I'm planning on making 2026 a year to remember!
I'd love to hear any tips or advice from experienced wholesalers/birddoggers. Thanks for taking the time to read my introduction and Happy New Year!
@Jason Bennett just to confirm, are you looking for a partner to take over the dispo of your contracted properties? Or you actually want your JV partner to do both acquisition and disposition?
Hi Oleg. I'm looking for my JV partner to do both acquisition and disposition. I will "vet" leads to find out if the homeowner is actually interested in selling, then pass them along to my JV.
While I do not know anyone off the top of my head who would be a great JV partner I am actively looking to buy between 10-15 deals this year and would love to meet to discuss your whole selling process and your inventory. I am currently looking for distressed SFR, Multi, or raw land.
Nice to see someone who knows their strengths! Most people generate leads but lose them in follow-up gaps. What's your system for staying on top of leads until they convert?
